Property Finder for Short Term Rentals

Job Purpose:

Are you a proactive and resourceful individual with a passion for real estate and short-term rentals? HostRooster is seeking a dedicated Property Finder to join our team full-time. In this role, you will be at the forefront of our property acquisition efforts, identifying and securing properties for short-term rentals, optimizing the arbitrage model, and contributing to our mission of providing exceptional stays for travelers.

Job Duties and Responsibilities:

Property Sourcing:

• Conduct extensive research to identify potential properties for short-term rental within specified target areas.
• Build and maintain a network of property leads, including property owners, landlords, and real estate agents.
• Evaluate properties for their suitability as short-term rentals, considering factors such as location, market demand, and investment potential.

Negotiation and Acquisition:

• Initiate contact and negotiate favorable lease agreements or partnerships with property owners.
• Collaborate with the legal team to ensure all agreements are legally compliant and meet HostRooster's standards.
• Facilitate property acquisition processes, including inspections, documentation, and handovers.

Property Setup and Management:

• Oversee the setup and furnishing of acquired properties to meet short-term rental standards and guest expectations.
• Collaborate with property management teams to ensure smooth operations, maintenance, and guest satisfaction.
• Continuously monitor property performance and implement strategies to optimize occupancy and revenue.

Market Analysis:

• Stay informed about local real estate market trends, competition, and short-term rental regulations.
• Provide insights and recommendations on pricing strategies and property improvements to maximize returns.

Documentation and Reporting:

• Maintain accurate records of property acquisitions, expenses, and revenue.
• Prepare regular reports and updates for the management team.

Required Qualifications:

• Bachelor's degree in Real Estate, Business, or a related field (or equivalent work experience).
• Proven experience in property acquisition, real estate, or a related field.
• Strong negotiation and communication skills.
• Ability to work independently and meet targets.
• Knowledge of short-term rental market dynamics and arbitrage models.
• Proficiency in real estate software and tools.

Preferred Qualifications:

• Real estate license or certification.
• Experience with property management or short-term rental hosting.
• Familiarity with the local real estate market and regulations.
• Strong network of contacts in the real estate industry.

Working Conditions:

• This is a full-time position with flexibility in work location.
• Frequent travel within the designated target areas may be required.
• Property viewings, negotiations, and meetings with property owners may involve evenings and weekends.
